Amber Glow Neighborhood is a very family friendly, socially active neighborhood in the very Heart of The Woodlands. At the very entrance of the neighborhood you will find a wonderful park highlighted by tennis courts and a wonderful playground. Located right off of Research Forest between the 2^nd Cochran’s Crossing (if headed West on Research Forest) and Greenbridge, Amberglow’s location is what you would consider “prime real estate” because it is so conveniently located to everything The Woodlands has to offer! Amberglow has more than one easy commuter route to I-45. If Research Forest has too many street lights for you to get to I-45, Highway 242 (a.k.a. College Park Drive) is less than 2 minutes away and will get you to I-45 just as fast, if not faster!

traditional with all brick facades, exterior wooden shutters flanking the windows, and steep slopes on the roofs. There are both one-story and two-story homes found in this neighborhood and most homes have very lush front landscaping including mature trees and flourishing bushes. There are no sidewalks but the concrete streets with curbs and clean yards make this neighborhood very aesthetically pleasing, like most neighborhoods in The Woodlands!

There is currently one house for sale in Amberglow. Considering the homes that have sold since December 1, 2007, the average days on market for the neighborhood is 35. That is really excellent and goes to show that Cochran’s Crossing is a much desired area within The Woodlands! Homes are very affordable in Amberglow ranging from $190k – $250k. The average sales price for one-story homes sold in Amberglow in the last year is $96/sq.ft. The average sales price for two-story homes sold in Amberglow in the last year is $90/sq.ft.

My parents owned a home in Amberglow for 8 years before relocating to Phoenix with my father’s job. While living in Amberglow, my parents enjoyed many evening cul-de-sac “get togethers” where the neighbors one their street would bring out their lawn chair at the top of the cul-de-sac, let the kids play and the adults would enjoy a glass of wine, good conversation and great company! While revisiting this area, I ran into some old acquaintances and enjoyed remembering some of those wonderful get-togethers I attended and hearing why the neighbors who still live there, love where they live!

Margaret has lived in Amberglow for 7 years and could not be happier with her family’s home purchase. She loves the neighbors, loves the community feel, loves the landscaping and loves the location! Margaret is a stay at home mom, but finds that title ironic because she feels like she is running her kids around The Woodlands a lot more than she stays at home. She is thrilled with their home because it is so centrally located. She is at Wal-mart, Lowe’s Kohls, Garden Ridge and I-45 all within 5 minutes. She is at Kroger and the YMCA within 5 minutes. She is at The Woodlands Mall and Town Center in 10 minutes and she enjoys the multiple dining options that her location affords because she is so close to the Alden Bridge, Indian Springs, and Sterling Ridge Shopping Centers that all provide wonderful restaurants! like they have recently had a big “turn-over rate” of neighbors, upset to have lost some good friends recently due to job transfers. When asked where else in The Woodlands she would live if she had to move, Margaret said she would stay in Cochran’s Crossing, but move closer to the front side of Cochran’s Crossing, which is only 2 minutes from where she already is!

While continuing on through the neighborhood I met Dan, an airline pilot and father of 3! Dan was returning from a weekly basketball game at the park located at the entrance of Amberglow. He was walking home with his 8 year old son Jack and was kind enough to share with me that he, like Margaret, loves his location. Dan moved his family into Amberglow 5 years ago and for him, the importance of being close to I-45 is on the top of his list because he commutes to the airport. He also pointed out that he is very content with the neighborhood because he is gone from his home and family for days at a time with his job and he feels very secure about leaving his family in their home/neighborhood alone. “We all

watch out for one another, without being snoopy” he said. Jack said he loves the neighborhood because there is always someone to pass the football with, even when his dad is not home. If they had to move, but stay in The Woodlands area, Dan said he would look to move into some of the more up-scale homes found in the parts of Indian Springs. He said he would still have the great location and he likes the look of the homes over there.

When my parents moved out of Amberglow their home was sold before they could officially put it on the market! Our team has sold a couple of homes in Amberglow as well and they were not on the market long! My family and I talk about the Duskwood house often and how we miss our friends and the house itself. 2 years later, that is a testament that this is a great place to be!
