Once you have selected a mortgage broker or lender, it’s time to start checking out houses.
By this time you should know the areas you are wanting to look in to buy a house and your price range. An auto-search can be set up through your real estate agent so that you can be emailed every time a property comes on the market that meets your criteria. You will go out with your REALTOR to view the homes and find the house you would like to buy.
You and your real estate agent will draw up an offer and with the offer you will submit a copy of your pre-approval letter so as to show the seller that you are a serious, sound buyer. If accepted, you will want to have an inspection done on the property during your option period and work out any adjustments to the contract due to repairs. Once in contract, the big work really starts for your real estate agent in order to coordinate all parties (ie. buyer, seller, title company, lender) and assure a smooth transaction.
